Maple Cottage  is a delightful property situated in the hamlet of Leasgill 6 miles south of Kendal with good road links to the Lakes and Dales. It is next to, but separate from, the owner's home with its own parking. Set back from the village road the cottage enjoys far reaching views over the grounds to the front of around 2 acres to the distant hills and Kent estuary. There is a lovely display of snowdrops in the Spring followed by naturalised daffodils, bluebells and primroses. The maple trees and other mature trees add a splash of Autumn colour.

Accommodation
The cottage is 'upside-down' in construction to make the most of the view. The property is personally managed by the owner to a high standard.

Access to the cottage is up a set of flagged steps at the side of the property into the rear enclosed courtyard garden with patio furniture. The door leads into the porch/utility area. This has a tiled floor for practical purposes and houses the washer/dryer plus freezer together with storage space and coat rack.

From this area there are 2 steps up through a door into the fully fitted cream shaker style modern kitchen. This is fitted with a built-in double oven, dishwasher and fridge plus a microwave and ceramic hob. Cookware and crockery are of a high standard.

There is then access to the lounge/dining area with stairs down to the lower level. The large west facing picture window takes full advantage of the view. This room is carpeted throughout and is fitted with solid oak furniture, Freeview TV with SKY Entertainment, i-pod dock, double sofa and 'grandad' chair.

The stairs lead down to the bedroom (with a fully fitted carpet) and a modern en-suite shower room. It is a double bed with King sized quilt, pine wardrobe and chest of drawers. There are French doors leading out to a front patio with seating. The shower room is half tiled in a natural stone finish with white sanitary ware and a non-slip tiled floor.

The property is all electric, the cost of which is included in the rental, together with the bedding and towels.

Unfortunately the property is not suitable for children under 5 years or disabled people. An Access Statement can be provided if required.

Local Amenities  
  • There is a pub within walking distance of the property which serves food and allows dogs.
  • Milnthorpe is approx. 2 miles and offers a good Supermarket (Booths), Butchers, Newsagent, Chemist, Spar with Petrol Station, Barclays Bank, several take-aways, Cafe and Restaurant.
  • There are very good places to eat within a short drive and are detailed in the Welcome Folder.
