BEECHBANK is a beautiful stone built, former Mill cottage, dating from 1880 - the property retains many original features of its historic past, and is located on a quiet private lane. It has 2 large bedrooms, one en-suite and one with an adjoining shower room. Downstairs consists of hall, sitting room with wood burning stove, kitchen and Conservatory. The cottage can accommodate up to 4 guests.

There is a pretty fenced garden overlooking the River Ardle below, with tables and chairs, squirrel feeding station and bird table, lawns and flower beds. The front of the cottage has pretty clematis and roses, and planted borders and hanging baskets and is very picturesque.

Beechbank has a spacious, homely interior with large comfortable sofas, TV and Broadband and a large log burner to supplement the heating. The sunny CONSERVATORY leads from the kitchen, with views towards the hills and the River Ardle. Offering a cosy and well appointed holiday home, dressed thoughtfully with artwork and home comforts, the main benefits are its central location to explore the surrounding beauty of the Perthshire hills and mountains, and its convenient location in the village of Kirkmichael, within easy walking distance of pubs and the community shop. It is very much a home from home and very user friendly. Many guests return for repeat holidays.

The cottage is on the route of the Cateran Trail which is a well established route for walking and cycling. From the doorstep, there are walks along the banks of the River Ardle, ideal for a short dog walk, and further afield you can explore the mountains of the Cairngorms National Park, historical sites such as Balmoral and Glamis Castles, Scone Palace, and for the more sporty mountain biking, golf and fishing, and lots of wildlife. There are small town destinations within easy reach, offering a good range of shops, hotels, and attractions. It is a central location to visit Pitlochry, Dunkeld, Dundee, Perth, Inverness and is close to the Cairngorms National Park. The East Neuk of Fife on the coast is just over an hour away.

Accommodation  
  • Upstairs the bedrooms have comfortable beds and good quality linen and decorations with original feature fireplaces and plenty of storage. All bedlinen and towels supplied.
  • The master bedroom, with king sized bed, is en-suite with a roll top bath. The twin room has an adjoining shower room.
  • The kitchen is very well equipped and has a ceramic hob and oven, dishwasher, washer/drier, fridge, microwave etc. and leads to the Conservatory with dining area and seating.
  • Ample parking and lockable sheds for bikes and equipment, and spacious gardens.

Location  
  • Kirkmichael offers an Award winning Community shop, with WiFi, Post Office, fuel, Coffee Shop - 3 pubs/restaurants all within minutes of Beech Bank.
  • Pitlochry with its Theatre is 10 miles away, and the larger centres of Perth and Dundee are easily accessible, Cairngorms National Park, Royal Deeside, Balmoral (summer home of the Queen), and the historical sites of Scone and Glamis Castles.
