 Short Break and Part Occupancy clients are welcome,
      eg: Weekend Prices in medium season 2012:
                            £139(1 person),
                            £151(2 persons),
                            £175(4 persons).
Please see below to calculate 'Short-Break' prices for the other periods.

 Part-Occupancy Prices:
For occupancy by 3 persons deduct 10% from the weekly price.
For occupancy by 2 persons deduct 20% from the weekly price (assuming use of one bedroom only).
For occupancy by 1 person deduct 30% from the weekly price .   

 Short-Break Prices:
Email us for a price or you may calculate it as follows:
1. If the cottage will be occupied by less than four persons first reduce the selected weekly price as above.
2. Deduct £77 from the calculated weekly price.
3. Divide the balance by 7.
4. Multiply this by the number of days you require, then add back the £77.

eg: A weekend for TWO persons in mid April 2012:-
a. Calculate the part-occupancy weekly price(£420*80%=£336),
b. deduct £77(£336-£77=£259),
c. divide by 7 (£259/7=£37),
d. Multiply by 2 for two nights(2*£37=£74),
e. Add £77 (£74+£77=£151)  Total cost £151.

* (if your required dates span two charge rates please calculate a daily charge for each day and add them all together before step e) 

 Booking: To make a booking:- Ask for the full
         brochure and agree a provisional reservation
         by phone or Email. If you like the brochure
         then send the booking deposit of £77
         per week or part week.
         Payments can be made by cheque or
         by debit card.
         See payment terms below for the payment
         of the balance.

Arrival and Departure: normally the keys should be picked up at 16:00hrs and the cottage vacated at 10:00hrs on the departure date.

Availability.... is still reasonably good for many periods in 2012, please see the 52 Wk Vacancy Chart (above).

Payments Terms: The balance must be paid at least six weeks prior to arrival. (For overseas visitors 'cash on arrival' may occassionally be acceptable, but this must be agreed by email).

You will need to pay a cash damages deposit of £100 on arrival. This is refundable upon departure unless the accommodation has been damaged unreasonably or left in and unreasonably dirty condition.

Cancellation: If you cancel then the booking deposit is not refundable but any balance paid will be refunded for cancellations made more than six weeks prior to arrival. If a cancellation is made less than six weeks prior to arrival, then if the cancelled period, or any part of it, is subsequently re-let we will refund any retained balance on a pro-rata basis.

 Events over a typical year.
Sept 08: A guest called Edgar asked for a small "window" to be cut through the west facing wood and this works marvelously well to give views over the valley from the kitchen; it is now called "Edgar's Window".
Nov 08: The twin bedroom is redecorated, as has part of the double bedroom and part of the lounge.
Jan 09: The Kitchen is completely renewed and now includes: dishwasher, seperate tumble drier, breakfast-bar, large capacity fridge/freezer, and even more work-surface space.
Feb 09: Broadband connection is optionally available, if booked before arrival.
March 09: Two male and four female pheasants now roam the grounds, and we hope for little pheasants.
April 09: The bluebells are at there very best, and the badgers are visiting most nights.
April-May 09: The cherry is in full bloom followed by the clematis which covers half the cherry tree.
May 09: Sadly the badgers have been giving us too much work, we have been spending two hours every morning repairing lawns, and an electric fence has had to be installed to deter them a bit.
Jun 09: Two of the pheasants have been showing off their chicks; one has a brood of 10 and another of 9. All now chirping in the long grass of the meadow.
Jun 09: A regular visitor, Rami, admired the views through Edgar's window (see September 08) and pointed out that it could be a little bigger. It is now Rami's Bigger Window.
August 09: A new set of stone steps now leads into your private wooded walk.
August 09: Another two broods of pheasant chicks have appeared.
Sepember 09: The Badgers are back every night but the damage is only moderate.
January 10: Only four pheasant chicks grew to be adults and they are all still with us, but life looks hard for pheasants in six inches of snow.
