• The main entrance opens into the ground floor living space with tiled floor throughout.
• There is a fully-fitted kitchen with built in units, gas hob, electric oven, microwave, toaster, fridge and dishwasher.
• The utility room, just off the kitchen, houses the freezer, washing machine and immersion tank. The downstairs cloakroom is off this room.
• There is a sitting room with TV and DVD player, woodburning stove, French doors which open onto the extensive patio and an open oak staircase to upstairs.
• Upstairs there are wooden floors throughout.
• There are two bedrooms both with en-suite facilities and sloping ceilings with Velux windows.
• The main double bedroom has an en-suite shower, toilet and wash hand basin.
• Bedroom 2 has a built-in wardrobe. The en-suite has a bath, toilet and wash hand basin.
• A cot is available but we do not supply cot bedding.
• There are low ceilings downstairs, not suitable for people over 5'10".

Outside:  

• There is a south-facing patio with seating surrounded by a shrubbery and ample space for meals al fresco.
• A newly constructed board walk carries you over an acre of bog with marsh orchids and yellow marsh marigolds to an area of mature woodland with bluebells, hazel, elder and holly trees.
• There is ample room for parking your car, horse lorry or trailer.

Facilities:  

• Linen, towels, electricity and a basket of logs for the woodburner are all included in the price.
• For a small extra charge, we are able to provide stabling or grazing for horses or ponies. Visitors are welcome to hire our 60 diameter round pen or enjoy a lesson in communication with one of our horses using natural horsemanship techniques.
• We keep our own horses, there is an extensive vegetable garden and you are welcome to purchase produce as and when it is available.
• For the ornithologist there are both common and rare species of birds including king fisher, heron, blackcap, kestrel, buzzard, yellow wagtail, great spotted woodpecker, green woodpecker, flycatcher, chiff chaff, willow warblers, little, tawny and barn owls and even the occasional nightingale!
• If you prefer to paint, write or take photographs this is an ideal place to think, reflect and be creative.
• If you need to take time out, you can enjoy this very special, tranquil setting in which to re-charge your batteries and get back in tune with nature.

The surrounding area:  

• The Pump House is situated in an area of outstanding natural beauty between the Blackmore Vale and Cranborne Chase and is ideal for horse-riding, walking, cycling or sightseeing.
• Shaftesbury, famous for its Gold Hill and Hovis advert, is the closest town with the historic cathedral city of Salisbury and the coastal towns of Poole and Bournemouth all within 40 minutes drive.
• The village of Ludwell with its excellent local shop and Post Office, butcher, pub and Farm Shop is about a mile away.
• There is an excellent restaurant within walking distance.
