Quietly located in the centre of the Celtic fishing village of St Mawes, up steps behind the quayside and the old Victory Inn, Rosslyn is a traditional cob-walled fisherman's cottage overlooking the village towards the beach, the Percuil River and National Trust headland beyond.

- There are pretty gardens both front and back and a sunny barbecue patio with a garden bench and table for eating 'al fresco'.
- The shops and restaurants, pubs and waterfront are only a short walk down the steps, making this traditional cottage a perfect holiday home.
Situated on the tip of the Roseland Peninsula, St Mawes is a renowned beauty spot with facilities for sailing and fishing; sand and shingle beaches; tennis; a wealth of beautiful walks; and close to Falmouth, Truro and St Austell for shopping. There are sightseeing trips by boat to The Fal and Frenchman's Creek in high season, fishing boat trips and a regular ferry across to Falmouth throughout the year. The Eden Project is also nearby, near St Austell. ROSSLYN provides flexible accommodation with three bedrooms, carpeted throughout (except kitchen and bathroom) and with storage heating and Dimplex radiators. - Entrance Hall - Victorian tiled floor, corridor to bathroom at the back and garden.
Lounge - Beamed ceiling, fireplace (not in use) and window seat. Comfortably furnished including colour TV and three-seater sofa. - Kitchen - Bright rear extension with fridge freezer, washing machine, kettle, toaster, electric cooker, small dishwasher, hot water tank, ironing board and iron, cutlery/crockery/utensils.
- Dining Room - Open plan leading directly off kitchen, this can be used as a family room. Low beamed ceilings, tiled fireplace (not in use), alcove cupboards and window seat overlooking garden.
- Bathroom - Bath and wall-mounted shower, W.C., pine fittings, light and shaver point over basin.
- Barbecue - Provided for outside use.
FIRST FLOOR - Bedroom 1 - Queen-sized double bed with sprung mattress, wardrobe and two chests of drawers. Restricted water views across the front garden.
- Bedroom 2 - Twin-bedded room. Lovely views towards Summers Beach, small fireplace (not in use) built in cupboard and chest of drawers.
- Bedroom 3 - Very small single bedroom with 2'6" single bed with storage underneath. Good water views over village from window seat.
FACILITIES - Mains - Water and electricity (£1.00 coin slot meter).
- Linen - Please bring bed linen - i.e. sheets and pillow cases, as well as towels, tea towels and duvet covers if required. Blankets are provided. We have 1 double duvet and 3 singles - please remember your own covers though!
- Pets - We do not allow pets except by special arrangement.
- Children - Cot and high chair are provided. Please remember sheets/covers for the cot.
- Numbers - Maximum of 5 adults plus an additional 'put u up' folding bed (provided) suitable for a child.

Saturday to Saturday rentals (shorter rentals by arrangement). A non-refundable deposit of £100 per week is required to secure a booking, please, plus a refundable deposit of £100 which will be returned after departure, subject to a satisfactory tenancy (breakages and/or any inconvenience, such as extra cleaning, clean-up of rubbish or other disturbance to neighbours may be charged for). The Balance is payable 4 weeks prior to rental commencing, upon receipt of which we will send you keys and directions. Rental excludes electricity (£1 coin meter) and bed linen.
