Situated between Bury St Edmunds and Newmarket, Horsepool is a restored 16th century timber framed farmhouse set in 16 acres of private grounds. The house is tucked away in a dip in the undulating Suffolk countryside; approached down a quarter mile track flanked by oak trees. Formerly owned by, and on the boundary of The National Trusts' Ickworth Park Estate there are 360-degree views of rolling open countryside and woodland with no other property in sight. There are extensive lawns and the grounds are host to a variety of wildlife including green woodpeckers and fallow deer, which are regular visitors to the pond and often sighted from the house.
Accommodation Painted in the traditional Suffolk pink, Horsepool has been extensively re-furbished to provide comfortable, spacious accommodation whilst retaining the original features including exposed beams and inglenook fireplaces. - There is oil fired central heating and double glazing throughout.
- The kitchen is fully equipped with built in hand made pine cupboards and granite worktops.
- There is a large range cooker with double electric ovens, fridge freezer, dishwasher, washing machine and tumble drier.
- Housed within a former inglenook fireplace with adjacent bread oven is a double oven Aga, which provides winter cooking and hot water. The Aga is on from October to April.
 - The dining room also has a large inglenook fireplace where you may wish to light an open log fire. The oak dining table seats eight people and there are views to the north and south.
- The entrance hall contains the staircase and cloakroom with wc & handbasin.
- The sitting room, which has a heavily timbered ceiling, has a wood burning stove, comfortable seating and lovely views of the garden through a large bay window. Colour TV, including Sky World Package, DVD, VHS, CD player.
- Upstairs, the master bedroom is spacious with a king sized bed and has south and easterly views. The ceiling timbers are quite low (aprox. 6'4"). Colour TV.
- The adjacent family bathroom has bath, wc, handbasin and separate double power shower.
- A corridor leads to a second double bedroom with vaulted ceiling and on to a third double bedroom with en-suite power shower, wc & handbasin. Colour TV.
- There is a second flight of stairs leading to a spacious and unusual twin bedded room, which has low tie-beams (aprox. 6'6") and is ideal for children.
- In addition to the extensive lawns there is a range of traditional outbuildings. and, on the south facing side of the house, there is a full-length brick terrace with furniture for outdoor dining and relaxing.

Out and About:
You are free to make use of the 16 acres of grounds, and on the National Trusts' Ickworth estate there is a 7 mile circular walk, deer enclosure, landscaped gardens by "Capability" Brown and the house itself with its central rotunda. Just 4 miles away is historic Bury St Edmunds with its famous abbey and magnificent cathedral. Here you will find a charming Georgian theatre, a host of ancient pubs and first class restaurants in one of the most unspoilt market towns in the country. If you follow racing, Newmarket racecourse is close by and you can easily get to Cambridge, Ely and The Fens.
Day trips could take in Norwich, Southwold, Aldeburgh, Great Yarmouth and the Norfolk & Suffolk Heritage Coastline. The closest tube station on the London Underground is a 90 minute drive, London Stanstead Airport is less than that. Or why not just enjoy the peace and tranquility at Horsepool itself? You will most certainly feel that you have "got away from it all" here.
