 Built in 1700s Hill Top Farm is within the Lake District National Park, less than 5 miles from Coniston Water and 6 miles from Windermere. It is situated on the outskirts of Penny Bridge village, enjoying an elevated rural situation, with views over the Leven estuary. This is a peaceful and secluded location, with no neighbouring properties on its single-track road. However, it is less than a mile from convenient local shops at Greenodd (baker, butcher, general store, pub and garage).

This traditional Lakeland farmhouse is set in approx 2 acres of land and is full of individual character, with exposed beams, pine doors, open fires and a wood burning stove. All rooms have charming rural views. It has recently been refurbished with  central heating, a new kitchen and shower room.  
  • Hill Top is an attractive place from which to explore the Southern Lakes, or simply to relax in the house and garden and watch the ever-changing views.
  • The Lakeside and Haverthwaite Steam railway is just 3 miles away. Here you can catch a train to Lakeside, visit Stott Park Bobbin Mill, the Aquarium of the Lakes or catch a ferry to Windermere and Ambleside.
  • A passenger ferry to Coniston village can be boarded at the Victorian pier at Lake Bank, a short drive away.
  • The nearest town is Ulverston to the South.
  • Nearest pubs / restaurants < 1 mile.
  • Off road cycle routes close to the house.
  • The farmhouse has been recently refurbished and has the benefit of full central heating, exposed beams, a log fire and a newly fitted kitchen and shower room.
  • TV and wireless internet available.

Sleeps 10 - 12.

Spacious kitchen / dining room, fully equipped and fitted with gas cooker, microwave, dishwasher, fridge, Yorkshire range with working fire, French doors to terrace. (7.5 X 3.5M). Second fridge, freezer and washing machine in the Pump house.

Ground floor w.c. and shower room.

Snug with coal fire, slate floor and colour TV (Double sofa bed).

Large Sitting Room with vaulted ceiling, wooden floor, French doors to the terrace, log burning stove, TV(5.0 X 4.2M). Piano.

Bedroom 1 with twin single beds.

Bedroom 2 with twin single beds.

Bedroom 3 with double bed.

Bathroom with bath, hand basin and w.c.

Large attic accommodates 2 single bed and double bed with views over the estuary (7.0 X 4.2M).

NEW Large Games Loft in the detached barn, includes table tennis, football table, snooker, darts and furniture inc fat boy bean bags etc. Perfect for adult/teenagers on wet days etc.

South facing large private garden and terrace with rural views of the estuary and gate to the paddock.

Walks direct from the house.

We ask that you tidy the property before you leave and the cost includes for a cleaner.

There are duvets and pillows for beds, but you will need to bring your own towels, tea towels and duvet covers sheets and pillowcases. Cot available.

Sport facilities include: storage for bikes and canoes, a table tennis set, and using the side flat garden, a net for tennis and badminton with bats/rackets and croquet are available.

Mobiles do work at Hill Top.

Booking
A normal booking week runs from Friday night to Thursday night inclusive, leaving at noon on the Friday. Short breaks may be available, running from Friday to Sunday night (3 nights) or Monday to Thursday night (4 nights). Arrival time is normally from 4pm, leaving time 1pm.
