Situated in the scenic beauty of Glenlivet, within the Cairngorm National Park, just above the River Livet, with spectacular views and roaming hills, this is the perfect holiday base for walking, skiing, fishing, golf etc, or just relaxing in these tranquil surroundings.

Birchbrae sits right in the heart of 'The Malt Whisky Trail' - with The Glenlivet Distillery only a 10 minute walk away.
We are also situated right on the path of The Speyside Way and Glenlivet Smugglers Trail, ideal for all fresh air enthusiasts.

Accommodation
The cottage has been recently refurbished with modern facilities needed to ensure a comfortable and enjoyable stay.

Ground Floor

Entrance porch/sun lounge with cane suite and table, and with double patio doors opening onto enclosed garden area with picnic bench. Fantastic spectacular views.
This enters into sitting room with laminated flooring and elegant granite coal/log open fireplace, CD stereo, digital TV, DVD and video, games, videos and books.
Kitchen/Dining room - pine lined wall and ceiling set off pleasant appeal to new oak kitchen. Includes washing machine, double oven, hob, dishwasher, full size fitted fridge and freezer, microwave, and pine dining table and chairs. Well stocked with utensils to provide catering for 7 Adults.
One twin bedroom fitted with adult size bunk beds, wardrobe and dressing table. TV/video combi.
Bathroom with bath and electric shower, shaving point.

First Floor

One family room with double bed and one single bed, with comb-ceiling with built in mirror door wardrobe, pine chest of drawers and pine dressing table/mirror.
