31 Union Street East is a traditional stone built dwelling situated at the seafront in the 'smoke house' area of Arbroath. It is a fully equipped three bedroom house with back yard and on street parking at the front of the house. - The house is conveniently situated close to the beach, harbour, pubs, restaurants, shops and other local amenities.
- There is a sand and shingle beach with plenty of rock pools, literally out the front door and turn left.
- Seaton Cliffs are 10 min. walk in the other direction, offering some magnificent cliff top views and walks.
- Also nearby is the superb beach and dunes of Lunan Bay situated approximately 7 miles to the north.
- Arbroath town centre with further amenities, including banks and post office are all within walking distance of the house and easily accessible.
- The house is also perfectly placed for golf enthusiasts. Local courses include the first rate par 70 links course at Arbroath, Letham Grange country club and the Championship Course at Carnoustie, only 5 miles to the south.
 Accommodation Lounge; The lounge/dining area is located on the ground floor. TV, DVD and Hi-Fi are all provided. Kitchen; The kitchen is well equipped with electric cooker, microwave, toaster and fridge. Bathroom; The bathroom is located on the ground floor and comprises wash basin, WC, bath and mixer shower. Bedroom 1; A bright spacious family bedroom situated on the first floor, with a double bed, single bed and a child's bed. There is also room for a travel cot, but this is not provided. Bedroom 2; A double bedroom situated on the ground floor. Bedroom 3; A single occupant bedroom situated on the first floor. Outside; there is a covered area for bike / golf club storage, and utility area with washing machine, and a fully enclosed rear yard. Services - Electric heating; all fuel and power included in rent.
